Overview
CSArch, an A/E/C firm with offices in Albany, Newburgh and Utica, NY is seeking full-time Site Representatives, for positions in the Capital District and lower Hudson Valley region, with the expectation of primarily being on project site(s) much of the time. The Construction Management Site Representative is the primary point of contact for the Owner and is responsible for oversight and administration of the project during the construction phase, as well as assisting with day-to-day coordination in the owner’s interest. This person shall work on projects of varying size and complexity as an extension of a team, and may oversee smaller, less complex projects in their own direction.
Core Duties
- Serves as Owner, A/E, consultant(s), and contractor(s) liaison.
- Assists with managing the overall sequence of work, coordination of contractors’ activities and progress of the project.
- Assists with contract administration, including review and comment on Applications for Payment.
- Coordinates 3rd-party inspections & construction materials tests, project monitoring of Haz-mat remediation activities, and MEP commissioning.
- Proactively identifies issues in the construction documents and actively works to resolve conflicts in a fiscally responsible manner that supports the project schedule.
- Evaluates and comments on Potential Change Orders (PCO) to the contract(s). Pursues negotiating, reconciling, and processing of potential costs.
- Is involved in QC and/or constructability reviews of construction documents.
- Coordinates and chairs scheduling meetings, project meetings, on-site pre-work conferences, etc., inclusive of Owner, contractors, consultants, testing agents, and others. Prepares and distributes written meeting minutes in a timely manner.
- Provides observations of work in progress to ensure general conformance with construction documents and examines workmanship of finished installations. Brings deficiencies to the attention of the Project Architect and/Construction Project Manager and/or consultants.
- Reviews field reports from A/E, consultants, and inspection agents, and follows up with responsible parties to ensure corrective actions.
- Generates daily logs, noting construction activities, inspections & testing, visitors to the site, weather conditions, specific material and/or equipment deliveries, labor forces, etc. Consolidates these efforts with contractor’s daily reports, creating effective documentation of the project.
- Hosts and ensures continuous updating of ‘as-built’ record documents, including ‘posting’ of all RFI’s, supplemental sketches or directives, changes, and installations that deviate from the original construction documents.
- Performs review of contractors’ corrective actions on Punch List(s) and advises A/E of readiness for re-inspection.
Skillset
- Experience: 3-5 years’ experience of progressively complex commercial/municipal/institutional construction experience
- Fluent in reading and understanding Construction Documents (contracts, plans, specifications, shop drawings, etc.)
- Has a broad familiarity with construction practices, methods, materials, various common project site conditions, problems encountered and proper procedures for rectification
- Computer Skills: Microsoft Office, Microsoft Project, Bluebeam Revu, Newforma. Submittal Exchange and Procore experience is a plus
- Excellent written, verbal and visual communication skills. Ability to provide briefings and reports
- Detail oriented; highly organized; self-motivated; accurate; works well under pressure; able to follow directions and ask questions
- Minimum of 40 hours M-F; overtime as necessary to meet deadlines
- Travel, driving, occasional lifting/carrying up to 50 lbs. May involve outdoor weather, being in proximity to moving mechanical equipment, climbing ladders/scaffolding and observing high area construction activities. Requires use of construction site related PPE, including hardhat, protective footwear, protective eyewear, hearing protection, etc. OSHA 10 certification and recertification will be required and supported by the firm
- Background check may be required at the discretion of the project owner
Educational Requirements
Minimum High School diploma, advanced degree in Construction Management preferred
